Preparing to Sell

You can do a lot to increase the appeal of your property and to create a lasting impact on potential buyers.

On our first meeting I’ll tour your home and give insights on what will help your sale. Here are several guidelines:

  • Curb appeal: Keeping your landscape clean and orderly, adding creative touches to your yard, such as planting colorful annuals, will create an immediate impact on passers-by and potential buyers.
  • Property repairs: Simple upgrades such as repairing caulking in the bathroom or a fresh coat of paint in the most frequently used rooms will instantly brighten up the property.
  • Cleanliness and staging: Less is more! Keep your property uncluttered, odor-free, and well lit from top to bottom. Buyers want to visualize themselves in this space so remove refrigerator magnets and framed family photos, clean off kitchen countertops, dust ceiling fans, and clean sinks and toilets. Fresh flowers are always a plus.
  • Disclosures: There are legal disclosures such as lead paint that are required if your property is built before 1978. A seller disclosure is recommended that is both beneficial to you and your buyer.
  • Vermont Home Energy Profile: The city of Montpelier has a home energy ordinance effective July 1, 2022 requiring all sellers of homes to complete a VT Home Energy profile made available to prospective buyers. More information about the profile and the Montpelier ordinance can be found on

  • Showtime: Presenting your property to potential buyers is a job that we take care of for you. Buyers feel more comfortable discussing the property if you are not home, and an agent will always accompany the showing.
